€650k Cappanacush home in idyllic setting is pure Kerry gold
@Source: irishexaminer.com
FRAMED by a magnificent combination of mountain, bog, and woodland, homes in Kenmare’s hinterland have much in their favour. And at Cappanacush East, the setting for this charming house, Kerry’s earthy ruggedness is offset handsomely by beautifully landscaped gardens. In the distance is glistening Kenmare Bay — really only glimpsed from one or two windows — but there’s much else to admire. Having overnight guests in this picturesque location is neatly catered for at this home: viewed from the air, it looks like two cottages, joined by a link corridor. The smaller, single-storey wing contains a guest en suite bedroom and a cosy lounge with wood-burning stove and French doors to one of several sitting-out areas. A second bedroom in this section has been adapted to a TV room, but bedroom status can easily be reinstated, with an en suite already in place. The larger, two storey section is across the link corridor and hallway. It’s where you will find the daytime accommodation. An open plan, tastefully done, country-style kitchen/dining room leads to an elegant lounge with more French doors and a vaulted ceiling. Whoever designed the house 20 or so years ago understood the role light plays in our mental state. Windows are taller and more plentiful than in most homes, and there are four sets of French doors. House hunters may have spotted this property already. It originally came to market some months ago for €695,000. If it was just out of your range then, it’s more affordable now, because the new, revised guide is €650,000. For your money, you will get a 206sq m, five bedroom, four bathroom, turnkey home, with a solid B1 energy rating (qualifies for green mortgage rates) set on almost an acre, in a preternaturally scenic part of the country, near the Ring of Kerry. The picture-postcard Kenmare town is a 10 minute drive away, walkers have ready access to the Kerry Way, swimmers can head to nearby Templenoe Pier or Cush Strand, or make a longer but worthwhile trip to Derrynane Beach, while golfers have two courses to choose from. Ron Krueger of Engel & Völkers is selling this bright and contemporary home on behalf of its downsizing owners and he is seeing international interest. “We are talking to a few international buyers, from Europe and the US,” Mr Krueger said, adding that it’s a “fine sized family home” that should also appeal locally to those looking for a permanent family home. VERDICT: A very attractive package, made even more interesting by the price drop.
