I wanted to live in shiatboxes that cost nothing but the problem was property developers kept buying my apartment buildings to renovate. I got renovated out of three separate apartment complexes over six years, so I got fed up and bought a house. It worked out. The problem was that they didn't want to take a cheap apartment and update it into "not a shiatbox." They wanted to turn it into a top-end luxury experience. My apartment that was $600/mo went to $2000/mo because they put laundry in the unit, had central air instead of a window box, and replaced all the fixtures with tile and stainless steel. A decade ago luxury rentals with amenities like games rooms, pools, etc. were in demand and people were willing to pay a premium for them. Today price is the major driver and people will happily pass on amenities for cheaper rent. Go figure. That last part was the real luxury that I'm still grateful for. I don't think that's changed for the majority of students. The friend had a kid going to school there. We stopped by his place and it was a dump, like the kind I had in the late 80's. Across the street was a high end apartment with a bus that ran their tenants back and forth to wherever and the son said it was pretty high class (for a college town). The town had quite a few complexes that had a lot more extras than what we had. We had a balcony, that was about it. And a hole in the wall. We had Sunnyside, the rightful birthplace of couch burnings, for much of our student housing. Half of the buildings were rented as student housing, the rest were bars.
