I got renovated out of three separate apartment complexes over six years, so I got fed up and bought a house. It worked out. The problem was that they didn't want to take a cheap apartment and update it into "not a shiatbox." They wanted to turn it into a top-end luxury experience. My apartment that was $600/mo went to $2000/mo because they put laundry in the unit, had central air instead of a window box, and replaced all the fixtures with tile and stainless steel. A decade ago luxury rentals with amenities like games rooms, pools, etc. were in demand and people were willing to pay a premium for them. Today price is the major driver and people will happily pass on amenities for cheaper rent. Go figure. The friend had a kid going to school there. We stopped by his place and it was a dump, like the kind I had in the late 80's. Across the street was a high end apartment with a bus that ran their tenants back and forth to wherever and the son said it was pretty high class (for a college town). The town had quite a few complexes that had a lot more extras than what we had. We had a balcony, that was about it. And a hole in the wall.
