Limassol village set for major university development housing 12,000 students

A major mixed-use development featuring a 12,000-student university campus and medical facilities has been proposed for Limassol.
The St Nicholas Hills project, planned for Prastio Avdimou community, will include educational facilities, a medical centre, rehabilitation facilities, student accommodation, research centres and cultural venues.
The development site, located 500 metres south of Prastio community, partially overlaps with the Paramali River Natura 2000 protected zone, known for its significant bird population.
The project aims to regenerate an area severely damaged by wildfires in August 2020, with plans to create more than 95,000 square metres of green spaces and plant 8,700 species of flora.
“The project is expected to deliver significant benefits to local communities, creating new jobs, enhancing business opportunities and increasing property values in the area,” according to the Environmental Impact Assessment Study (EIAS).
The development will include primary and secondary schools, modern teaching facilities, and student dormitories with sports facilities. The university campus, situated atop St Nicholas Hills, will accommodate up to 12,000 students with extensive teaching and research facilities.
DNP Property Group has submitted a planning permission application, with the environmental impact assessment open for public consultation until March 8.
Local community leaders emphasised the project’s strategic importance during a recent presentation attended by members of parliament, community leaders and residents.
Two golf courses with related developments and large photovoltaic parks are also planned for the wider area.
