No 2 rolls back the clock: 25 year old €675k Glanmire family home is fresher than ever

What a difference a decade make? Back in 2016, when No 2 Gleann Caoin last came for sale, it was already a good and well-finished family home, dating to the early 2000s, built in a niche Glanmire setting of just eight detacheds in a cul de sac, by Murnane & O’Shea and extended to over 2,400 sq ft by previous owners. It sold for €10k over the 2016 AMV, making €435,000…and then the rest of the spending started by a young family, with local roots and a growing brood. They’ve done just about everything to give No 2 a calm, cool, classic meets contemporary look and feel, and it seems they have an appetite for more: they are about to do a trade-up move, a tad further up the hill from this Church Hill home, in a super, central Glanmire setting. The man of the house is a Glanmire native, his wife is from the neighbouring townland of White’s Cross and “we absolutely love the area,” he says, noting that they moved here after five years living on the southside: they are now a family of five and “we are reluctant to move. This is so central, yet set in a quiet cul de sac with every amenity you can think of very close by, but we are only moving all of 300 metres up the hill!” What they leave behind here now has everything bang up to speed and specification, after a pretty full refurbishment, with new flooring, doors, refitted and modernised kitchen and fireplaces, paint colours are muted, bespoke fitted furniture is now in most rooms, and the (relatively compact) garden has been brought to near maintenance-free status with judicious planting, decking and Astroturf, enjoyed by two soccer mad sons (there’s also a green area for ball kicking facing No 2 Gleann Caoin. Selling on the family’s behalf is local agent Joe Organ, who has also hit the ground running, clocking up over 20 viewings in the first week or so on the market: he guides the reinvigorated c20 year old home at €675,000 and says it’s going down a treat, with interest from trade-up families and those looking to get back closer to the city from around the county. He says “it’s a property that stands apart — meticulously finished, offering elegance, sophistication, comfort, and thoughtful design at every turn.” The fresh look starts from a retiled hall, with three spacious living areas now, ‘showpiece’ kitchen with cappuccino-toned cabinetry and contrasting navy island; off is third reception/family room with replacement stove inset higher up now in a stone chimney breast, with dining space beyond in a sun room with vaulted ceilings and patio access. With an adaptable layout, there’s a ground floor guest bedroom, wet room/guest WC with shower, utility, cloakroom and home office. Above, meanwhile, are three principal bedroom with built-ins, one with walk-in closet and en suite, and there’s a long section under sloping ceilings/eaves used for storage but also suitable as a play area, office or occasional bed use for lower stature folk, while the main, metro-tiled bathroom has a free-standing slipper-style bath: “the standard only rises upstairs,” said Mr Organ. VERDICT: The departing family seem to have a knack for ‘a look.
