Private island off the Northern Irish coast goes on sale for less than a London flat

£395,000 doesn’t go far on the London property market, but just off the coast of Northern Ireland, it’ll get you a whole private island.
Now on sale with Colliers, Long Island (not that one) is a short boat ride from Enniskillen, situated in the Fermanagh Lakelands near the swanky Lough Erne Golf Resort.
It’s not just a plot of land though: the 12-acre island is ‘move-in ready’, complete with a two-bedroom bungalow, as well as a multi-berth marina and private jetty.
And with an asking price £150,000 cheaper than the average London flat (£548,857, according to Rightmove) or nearly half what you’d pay for a terraced home in the capital (£787,702), it’s a real bargain.

In terms of the commute, you’re looking at roughly two hours’ drive to Belfast or Dublin from Lough Erne, or just under an hour in the car to Cavan, Donegal or Sligo.
You’ll also need your own boat to travel to and from the mainland — at least if you want to be able to pop to the supermarket without hiring a charter.

The current owners – who bought Long Island in 1978 – use it as a second home, enjoying watersports like rowing and wakeboarding while embracing a more ‘chilled out way of life’.
It sounds idyllic, if somewhat rustic, with a diesel generator currently providing electricity to the property, which features timber panelling throughout and a log burner in the living room.

However, if you’re looking to upgrade to something a little more modern, a Certificate of Lawfulness of Existing Use or Development permits future improvement or development.
To give you some inspiration, agents have mocked up a Grand Designs-worthy cabin that could replace the current one, complete with floor-to-ceiling windows, minimalist interiors, and a large, landscaped terrace for entertaining guests.
Referencing the island’s ‘breathtaking’ views and expansive woodland, the listing calls it ‘the perfect getaway from the corporate world’ and a ‘once in a generation opportunity to acquire island land on this increasingly popular and convenient water way.’
