Three-bed Sutton home with A3 BER makes life a breeze with upstairs utility room and views of Dublin Bay

Asking price: €795,000 Agent: Sherry FitzGerald (01) 839 4022 While many of the houses lining Station Road in Sutton are period cottages constructed in the early 1900s to house Great Northern Railway workers, there’s also a small terrace of three much younger kids on the block. Built in the mid-1970s, these two-storey houses are across the road from Sutton Dart station, the promenade and shoreline, and within putting distance of Sutton Golf Club. Also known as Lambay (you can see the island from the front of the house), 1B is in the middle of the three. In 2019, it underwent a major renovation that brought it into the 21st century in style. Upgrades included rewiring and replumbing, external insulation, an air-to-water heating system, heat recovery ventilation, triple glazing and underfloor heating, resulting in a toasty A3 BER. The owners also built up and out, extending into the back garden and converting the attic to create a 1,538 sq ft footprint. At ground level, there’s a front living room and a kitchen/dining room with Shaker-style units and an island with Belfast sink. This leads through a cased opening to a sunroom extension with arched timber-clad ceiling, roof lights and French doors to the back garden. Upstairs are three bedrooms (one en suite), a family bathroom and a utility room, making laundry a breeze by not having to haul clothes up and down the stairs. Above that, the converted attic with two Velux windows is currently in use as a home office. While Lambay is a mid-terrace house, it has a gated side entrance, handy for taking out the bins.
