The rare £1.3m home hiding in a popular city suburb

There's a suburb of Cardiff that is one of the most popular in the capital. Known for its thriving community, local amenities, and wide range of houses, and popular with families who come for the good schools and walkable social scene and end up never leaving. That suburb is Whitchurch, once a small village in the countryside until Cardiff expanded and surrounded it, but for most residents it has never lost its village feel and so the population is quick to arrive and slow to leave. According to Rightmove, overall, the historical sold prices in Whitchurch over the last year were 10% up on the previous year and 1% up on the 2022 peak of £363,564. The suburb has just about everything you could need, from outdoor space such as Whitchurch library and gardens, a suburban park that includes a children's playground. The Taff Trail offers a walking and cycling route along the bank of the River Taff into the city centre. You can also head to Whitchurch Common, Court Field, and Caedelyn Park, especially good for dog walking. The area has a rugby club, football club and cricket club plus a tennis club. There's a range of coffee shops including Coffi Lab and Coffee No 1, plus family-owned restaurants including Brook Bistro, Villaggio and La Cucina da Mara. Gastro pubs include The Plough, and the Fino Lounge is a favourite location with locals too. Choice of takeaways include fish and chips, Indian and Chinese food and a Dominos pizza on the village high street. The area has popular English and Welsh medium primary and high schools including Whitchurch High School, who can boast past pupils such as world famous footballer Gareth Bale, Welsh rugby captain Sam Warburton and world champion and Olympic gold medal cyclist Geraint Thomas. Within the pretty tree-lined roads are pockets of sprawling properties that sell for over £1m pounds, tucked away on posh streets that boast the most substantial and unique homes. One road that fits the description is Westbourne Crescent. Rightmove states, using Land Registry data, that there have been no sales on this leafy and peaceful road within the last three years, and that the last house to sell on the street was a five bedroom detached house that sold for £1,425,000 in February 2022.
